  TIC Agreements

The SF TIC Coalition has developed relationships with key law firms who we feel are experts in advising TIC buyers on TIC Agreements, and other real estate matters. When working with a law firm to develop a comprehensive TIC agreement the following key issues are documented:

  • Detailed division of property
  • Usage and maintenance rights and responsibilities (pets, floor coverings, noise, etc.) with subsequent enforcement provisions
  • Comprehensive information on financial obligations including mortgage payments, reserves, deposits, unit and building common area maintenance
  • Bookkeeping requirements
  • TIC owners association meetings and bylaws
  • Default provisions and remedies
  • Dispute resolution
  • Clauses for sale of interests (with first right of refusal to current partners) and/or bankruptcy or death
